LEAFY trees, character homes and proximity to the city, beach, shops and schools add to the appeal of living in Ayers Ave, Daw Park.
The suburb's median house price was $451,500 in the September 2010 quarter, making it more affordable than neighbouring suburbs, such as Colonel Light Gardens.
Brock Harcourts agent John Millar says Ayers Ave sits high on the list of the suburb's best streets.
"It's one of the older areas of Daw Park with a lot of older homes," he says. "It would have to be one of the best avenues in Daw Park. It's tree-lined all the way down.
"You have Goodwood Rd on one end and Winston Ave on the other.
"You're close to buses, schools, shopping centres and it's only 10 to 15 minutes' drive into town."
Mr Millar says the suburb is going through a physical and demographic change.
"A lot of young families are moving in because of the good schools nearby," he says.
"Some of the older houses are being knocked down and new ones built."
Mr Millar says Daw Park offers excellent value.
"Suburbs like Colonel Light Gardens and Lower Mitcham are adjacent but in Daw Park you are paying about $100,000 less for the same size block.
"It's only a stone's throw away from those suburbs and you are getting much better value." Mr Millar is selling Daniel and Lisa Houghton's three-bedroom Ayers Ave house, where they have lived for the past eight years.
Mrs Houghton says Ayers Ave has provided a great family lifestyle.
"Everything we do is only a 10 to 15-minute drive away. We love the proximity to the city, beach and shops," she says.
"The street has beautiful trees so it's nice and shady to walk down. It's a nice, quiet area and there are lots of parks within walking distance.
"I think the lifestyle in Daw Park would be very similar to some nearby suburbs but it is in that slightly lower price bracket, which does make it more affordable."
