AS in a scene from the French countryside, this home provides a magical getaway.

The French theme is carried throughout, including its provincial facade and country touches inside. Agent Sue Windebank says it is impeccably presented.

This is emphasised by its light-filled ambience.

"Certainly it is one of the most beautifully presented homes I have sold in my 25 years," she says.

"It just shows the vendors' love of fine detail and quality.

"It has a lovely ambience with a French country feel all the way through.

"It is just delightful."

The ground floor is a true entertainer's delight with a large, separate lounge and an open-plan dining and kitchen area.

From the kitchen, there is access to a paved courtyard, which takes centre stage in the home's design.

This paved area features a built-in kitchen, a fountain centrepiece and partial shading, enabling the new owners to soak up the sun or sit in the shade.

Ideal for entertaining at the grandest of dinner parties or to simply enjoy a fine wine in the intimate surrounds, the courtyard is enclosed by the U-shape floorplan of the house and a feature wall at the rear.

"It's absolutely brilliant," Ms Windebank says. "Wouldn't everyone just love one of those? You have your outdoor kitchen, shady areas and you can entertain day and night.

"It's just beautiful and it's so private because it has four sides, so no one can see inside."

To the left of the courtyard is an open-plan study and family area and to the right a room that is used as a "winter dining room".

Approval has been given to transform this into a fifth bedroom with en suite if required.

"I think it's marvellous for people with families or business people who have relatives or friends overseas because they have approval to turn that winter room into a bedroom and an en suite bathroom," she says.

"That would mean you could use that whole section either for older children or for visitors."

Upstairs are the sleeping quarters, consisting of four bedrooms, including the master suite with en suite and the share bathroom.

All rooms, with the exception of the main, have built-in wardrobes.

An interesting talking point of the house is the elegant staircase with its antique balustrading that originally was part of the Adelaide Children's Hospital.

Location is an important drawcard. Although the property is just 15 minutes to the city centre, it is hidden in the heart of the Adelaide Hills.

"The fact that it is just a few minutes from the freeway is brilliant," Ms Windebank says.

"You feel like you're in the country but you can be in town in a quarter of an hour."
